We are excited to share our proposals to deliver a high-quality development at 29-31 Chadwick Street.
TT Group, the owner of 29-31 Chadwick Street, is bringing forward a new proposal for the site to deliver a thriving new residential development in Westminster. The existing building has been vacant since 2018 and is now occupied by live-in guardians. The site was granted Prior Approval in March 2024 for a change-of-use to provide 17 homes. TT Group is now looking to submit an application to refurbish and sensitively extend the building to provide 26 homes. The proposals seek to transform the site into a vibrant development that will deliver a range of high-quality apartments with generous amenity space. The project will improve the visual appearance of the site, with a thoughtful design that will help discourage anti-social behaviour in the local area.
Buckley Gray Yeoman, an award-winning architecture practice, have designed a residential redevelopment that harmonises with the local area’s existing architecture while introducing modern elements that meet today’s urban needs. Our proposals focus on sustainability, as we aim to retain much of the existing building while delivering a vibrant and inclusive living environment that increases the biodiversity on the site.
We are keen to engage with the local community and want to hear your feedback before submitting a planning application together with a revised prior approval application to Westminster City Council.
The Site
The existing building at the site is a two-storey unlisted building which is located within the Central Activities Zone and borders the Peabody Estates (South) Conservation Area. The building was last used as a Job Centre. It has been vacant since 2018 and is now occupied by live-in guardians.
As the building is largely inactive and does not contribute to an attractive streetscape, this makes it a target for anti-social behaviour and crime, leading to a sense of insecurity on Chadwick Street.
The site was granted Prior Approval in March 2024 for 17 residential units and TT Group are now looking to submit an application to extend and refurbish the building to provide an additional nine homes.

Respect for Neighbouring Building

As the lowest building on the street, the design will incorporate additional massing with carefully planned setbacks to respect the surrounding buildings, ensuring minimal visual impact. Our proposals also include design features to avoid overlooking and retain privacy for future and current residents in the area.

Sustainable Design

Our proposals retain the existing building while enhancing these materials with thoughtful design changes to create a development which fits with its surroundings and enhances the area.

Diverse Housing Options

The development will deliver a diverse range of housing options, including studio, one, two and three bedroom apartments to meet local housing needs. The range of flat sizes will make the homes ideal for both families and professionals.

Increased biodiversity

Our project aims to maximise biodiversity through the creation of green spaces and a planted roof which will also improve the visual amenity of taller neighbouring buildings.
